Chávez Realtor (chavezrealtor.com) is a real estate portal that facilitates the listing and search of properties for sale in El Salvador, operated by Doris Nohemy Chávez Arias and Javier Armando Zarceño García.

Chávez Realtor is an informational intermediary portal. The information for each property (price, measurements, availability of utilities, photographs) is provided by the owner/seller or collected by our team, and may change without notice. We do not guarantee the accuracy, currency, or continued availability of any listed property.

By using this site, you agree to:

• Provide truthful information when inquiring about a property.
• Not use the site for fraudulent purposes, harassment, or to collect other users' data without authorization.
• Not attempt to compromise the site's security (mass scraping, automated attacks, etc.).

The site's content (text, design, logo, original photographs) is the property of Chávez Realtor, except for content provided by third parties (client property photographs, published with their authorization).

The site includes links to WhatsApp and may include links to social media. We are not responsible for the content or privacy policies of those external platforms.

Chávez Realtor acts as an informational intermediary portal between people interested in buying and selling properties. In that capacity:

6.1 Accuracy of information. The information for each property (price, measurements, features, availability of utilities, photographs) is provided by the owner/seller or collected by our team based on information available at the time of listing, and may change without notice. We always recommend verifying relevant details directly before making any purchasing decision.

6.2 We are not a party to the transaction. Chávez Realtor facilitates contact between interested parties, but does not act as a buyer or seller, nor does it take part in the negotiation, payment, or delivery of any property, unless a specific formal contract or mandate establishes otherwise. We do not guarantee the outcome of any negotiation and are not responsible for breaches between the parties.

6.3 Legal and notarial services — separate role. Chávez Realtor is a distinct and independent service from the legal, notarial, and advisory services that Javier Armando Zarceño García provides through Zarceño & Asociados. Any professional liability arising from the practice of law or notarial services applies exclusively within the scope of a contractual relationship or a specific formal mandate for that service, in accordance with applicable professional practice rules, and does not extend to or arise from mere use of the Chávez Realtor portal.

6.4 Service availability. We do not guarantee that the site will be available uninterrupted or free of errors. We are not responsible for losses arising from technical failures, maintenance, or service interruptions.

6.5 General limit. To the maximum extent permitted by applicable law, Chávez Realtor will not be liable for indirect or incidental damages, or lost profits, arising from use of the site or the information published on it. This limitation does not apply in cases of willful misconduct or gross negligence, nor does it exclude liabilities that cannot be validly limited under Salvadoran law.

These terms are governed by the laws of the Republic of El Salvador.
